If the seller is a bank or mortgage company, they're on the hook for that money and it can be sizable. You, dear buyer, get a property that is generally priced below comps in the area. That is a good buy.

I’ve been told otherwise re: past due HOA fees and property taxes. Why would the potential buyer need to pay for property taxes for the periods in which they were not the one holding the title. Same goes for HOA dues. If true, that would TOTALLY SUCK big time. The people who own that house and have to sell it with a Short Sale generally don't have the money to pay either their property taxes or HOA fees. In the pecking order of who must be paid first, the property taxes win above the mortgage. Someone must pay them. If the seller can't, guess who does?
